Market Update: WECAR Statistics Update for June 2022
Buyers and sellers in the Windsor real estate market have seen the changes over the last few months. Buyers looking for Windsor homes for sale have seen the inventory in the region increase while those listing their houses for sale in Windsor have seen a decrease in the average sale price. With the Windsor Essex County Association of REALTOR®s reporting their June 2022 statistics, these trends in the region have continued, as the Bank of Canada’s rate increases continue to affect the market.
First looking at sale price, June 2022 saw an average sale price of $607, 704. This was by far the lowest monthly average sale price of 2022, with the next lowest coming in at $636,422. However, this year's June average was still 9% higher than June of 2021 when it was reported at $556,290.
In terms of activity on the market, June 2022 saw 1,557 new properties become available, an increase of 35.1% when compared to June of 2021. For properties sold in June 2022, WECAR reports that 545 sales were made, a 27.9% decrease from June of 2021. For total year-to-date listings, WECAR says the region is at 6408, a 24.8% increase from the 2021 YTD in June of 5131.
