December, along with 2023, is officially in the past. As we enter the new year, the Windsor real estate market remains in it's seasonal lull, but with stability from the Bank of Canada, we may that spring wake-up earlier this year as buyers looks to get into the market again and restart their home search for Windsor homes for sale.
The Windsor-Essex County Association of REALTORS® reported an average sales price of a home in Windsor-Essex saw an increase of 8.06% increase from December 2022 to December 2023. Last year the average price for the month was $476,107 and this year December saw an average price of $514,495. For comparison to wrap up the year, Windsor-Essex peaked for average sales price in 2023 in May with an average sales price of $602,591. The average cost of a home year-to-date is remains down, a decrease of 9.65%. December 2023 YTD average was $615,856 compared to $556,451 this year.
WECAR also reported that 226 homes were sold in December, an 11.37% decrease comapred to December of 2022 when Windsor-Essex reported 255 sales. Wrapping up the year of 2023 as a whole, Windsor-Essex has seen 4902 homes sold over the course of the year, a double digit decrease of 15.58% when compared against 2022's final report of 5807 sold homes.
