With July ending and as we head into the last month of summer vacation for the kids, the Windsor estate market is heading towards the traditional fall season upswing as the kids go back to school and searches for Windsor homes for sale begin again before the holiday season arrives.
The Windsor-Essex County Association of REALTORS® have released their July statistics and they shows signs of the market activity.
Starting with the average sales price of a home in Windsor-Essex, July 2024 saw a 8.15% increase from July 2023. This July the average was $599,248 versus $554,081 last July. For year-to-date, the average sale price is up 1.02%. Currently sitting at $573,525 compared to $567,709 at this point last year.
Looking at sales next, it was a push versus last year. Both July 2024 and July 2023 saw 467 reported sales during the month. Year-to-date, Windsor-Essex is down 2.32% in total sales with WECAR reporting 3033 at the end of July 2024 and 3105 at the end of July 2023.
Much like June, market activity, or the number of home listed at time of reporting, for our area remains strong. July 2024 saw 1291 listings compared to July 2023 when we had 1070 listings, a 20.65% increase. year-to-date, the region remains up 10.96% with 7004 listings versus 6312 through the same point in 2023.
The $420,000-$549,999 price band continues to see the most activity in the market with 127 sales in that price band this month and 772 homes sold year-to-date in that price band.
