​​September 2024 Windsor-Essex Market Update


With the summer coming going, fall is upon us and so is the fall Windsor real estate market. The kids are back in school and the Bank of Canada announced yet another rate decrease, instilling more confidence in buyers and the numbers for this past month trend up.

September 2024 Windsor Real Estate Market Stats

The September statistics from the Windsor-Essex County Association of REALTORS® have been released and the market is showing signs of rebounding. 

The average sales price of a home in Windsor-Essex was up 8.20% this past September compared to September of the previous year. $579,290 was the average for September 2024 versus $535,376 in the same month last year. Year to date, the average sales price is up 2.22%, $576,390 through Q3 this year compared to $563,853 through Q3 2023. 

Next were reported sale. September saw 422 homes sold, an 8.48% increase versus the 389 reported in September 2023. Windsor-Essex is down only 0.48% in sales reported year to date. 3937 homes have been sold through Q3 in 2024 compared to 3956 through Q3 in 2023. 

Market activity is once again strong. The number of home listed at time of reporting for September 2024 is 1,187. This is a 23.52% increase over the 961 active listings at time of reporting in September 2023. The strong numbers continue year to date as well, up 11.72% (9235 vs. 8266) this year compared to last. 

The $420,000-$549,999 and $550,000-$699,999 price bands saw 108 and 110 sales respectively this past month, far and the busiest segments. That remains true for the year as well with 989 and 935 units sold year to date respectively. 

The Bank of Canada is scheduled to make anohter rate announcement on October 23, 2024.
