We are now two months into 2025 and the effects of the economic uncertainty brought on by the tariffs and trade war are felt on the Windsor-Essex real estate market. Also due in March is the next announcement from the Bank of Canada started after they started 2025 with a 25 basis point cut bringing their key rate to 3.00%.
The Windsor-Essex County Association of REALTORS® released their second report of the year with their February 2025 market update.
The average sales price of a home in Windsor-Essex was $559,363 to for February 2025, a decrease of 3.79% compared to the average price from February 2024 of $581,402. Year-to-date, the average sales price remains similar to that at the end of February 2024, up 0.42% this year at $563,843 vs. $561,484 last year.
Along with a decrease in average price, there was also a decrease in the reported number of sales compared to last year. February 2025 saw 307 homes sold versus 351 in February 2024, a 12.54% decrease. Year-to-date, sales are down 10.21%, with 642 homes sold through February last year compared to only 577 sold this February.
Market activity continues to remain strong for Windsor-Essex. This past February 739 listings were available at time of reporting whic is a 9.48% increase over the 675 listings in February 2024. Year-to-date, activity is up a staggering 18.41% with 1563 listings in 2025 compared to 1320 in February 2024.
The $420,000-$549,999 and $550,000-$699,999 price bands dominating the market continues into 2025. 83 homes sold between $420,000-$549,999 and a matching 83 home sold between $550,000-$699,999.
The Bank of Canada has announcements scheduled for the both March and April and the aforementioned tariffs and trade war are expected to weight heavily in their decisions.
