Buyers Guide: Offer Subject to Sale
One question we often get asked about is making an offer that's subject to the sale of your home. We believe in honesty and transparency here at Jump Realty, so our response to that is, be prepared for a high level of pain and frustration.
Now you may follow up asking why is that? While this kind of offer is more common in other, slower markets, it's extremely rare to see "subject to sale of buyers home" offers work in Windsor real estate. However, this tool does become more common when the market softens and buyer's regain the upper hand from sellers. Realistically, a seller will only accept a subject to sale of a home offer if they have no better options. Considering how the current Windsor, Ontario real estate home market, that is unlikely. In addition, if they are somehow considering your offer it diminishes its strength. This means it is harder for you to negotiate other concessions from the seller such as bargaining a lower price or the closing dates that you want/need.
The subject to offer is often seen as a safety feature when upsizing in an attempt to make the transition to your next home as painless as possible when in reality you may be shooting yourself in the foot without even realizing it. First, it’s nearly impossible to find a seller willing to accept your offer in the current Windsor real estate market. Then even if you hit the perfect storm of conditions, you weaken your bargaining position.
