Buyers Guide: Don’t Pass on the Home Inspection

 

If you’re getting into the Windsor real estate market as a buyer you may have heard about houses being sold without conditions. This means the winning offer is accepted right there and the process can begin to move forward with deposits. That also means one of the most important and common conditions wasn’t included, an inspection. As a buyer you’ve probably spent countless hours searching online for Windsor homes for sale and visiting houses for sale in Windsor on open house days or at private viewings with your Windsor REALTOR®. To put a strong offer forward conditions may need to be left out. In that case you would need to bring a home inspector to visit the home prior to offering. As you make offers on more listings, these costs can start to add up. Some sellers may make their home more attractive by having it pre-inspected. If that is the case you’re well off. If it isn’t, we are strongly against buying a home without an inspection. You may need to make offers more strategically in order to not rack up a bill, but it is a step you can’t pass. 

 

In our view, inspections are an important tool in your arsenal as a buyer. ⁠An inspection allows you to buy that home with your eyes WIDE open to knowing everything about it. ⁠If you move forward with the purchase, you’ll know everything there is to know about the home. ⁠The results may not all be positive but that doesn’t necessarily mean you have to back out.⁠ Unless you’re buying a new-build, almost every home will have something of concern, big or small, but at least, you'll know about it. This means you can make an INFORMED decision about if it is an issue you want to tackle or if it removes the house from consideration for you. 

This means you can avoid buying a potential money-pit where it seems like you’re sinking money into the home at every turn. On top of that, an inspection can also help you develop a plan for after you get the keys. You'll have an insight on what needs fixing or requires maintenance right away, what can wait, and even wait can maybe be done as a DIY job to save some money. 

 

Remember, this will almost surely be the biggest purchase of your life. It is the biggest investment you’ll make. An inspection means peace of mind and that can be invaluable when you are spending hundreds of thousands, if not millions, of dollars!⁠
