Buyer’s Guide: Being Flexible In The Marketplace

It goes without saying that 2021 was a challenging year for buyers in the Windsor real estate market. While many found homes, just as many did not. Some took the winter off from searching for houses for sale in Windsor, while others kept the search up. Entering 2022, the hunt for Windsor homes for sale will continue for those still in the market and for new entrants to it. In navigating the market, one of the most important things you can be is flexible. Flexibility as a buyer will be incredibly valuable in your search. It’s no secret, this is a sellers market. They hold almost all of the cards. That means they can dictate the demands and in turn as a buyer, being able to adjust can be what gets you into your next home. Sometime in the future this will flip, we don’t know when, but that is how this market goes.

So what do we mean when we say, “be flexible.” Here are three ways you can be flexible and help your chances at buying:

Showing times - some properties will only have brief periods of time when they are able to be viewed, for example Monday to Wednesday from 6:00pm-9:00pm. The sellers set their schedule, so you may need to shuffle your schedule in order to view the home.
Closing dates - Competition at offer time can be high and you'll want to make your offer as appealing as possible to the seller. One aspect will be their ideal closing date. If you can give it to them it may set your offer apart, but if you can’t it may sink you.
Price - As mentioned, this is a sellers market and with short supply at the moment, prices are rarely negotiable. If you don't see the value in a property, someone else likely will. Make sure you see the value and are willing to pay the price.

Remember, at the end of the day you and your situation goes above all else. Sit down and decide what things you can and cannot be flexible on before getting into the market. It’s more than okay to know you maybe need a specific closing or your price range is firm.
