Buyers Guide: Inspection Gone Bad, Now What?
Buyers in the current Tecumseh real estate market know that inventory is moving quickly. As soon as you or your Tecumseh REALTOR® find a home of interest, you need to act quickly. This is the biggest purchase you’ll likely make, you quite literally can’t afford to end up with a lemon. Get an inspection and make sure that the house you want to buy is in good condition.
What about when that inspection goes sideways though? What happens when your inspection goes bad? Let’s be honest, no home is perfect (unless you’re buying new construction). Inevitably, there will be some imperfections. If your inspection uncovers more however, then what options do you have? If your offer is subject to an inspection or you are in the process of placing an offer, then you have a few options.
Move Forward With The Purchase: While the inspection may not have been what you wanted, you can choose to proceed as-is anyways. This may be done if you are getting good value already or if you are ready to handle the issues.
Renegotiate/Alter Offer: If it is a condition of inspection or you are doing an inspection prior to offering, you will have all the information and can either alter your offer or if the seller is willing to, renegotiate the deal.
Walk Away: If your offer has a "subject to inspection" clause then you can walk away from the deal. If you haven’t placed your offer yet, you can choose to simply move on and not offer on the property.
The right path will depend upon many factors. These include your motivation, the seller's motivation, as well as current market conditions. What is ultimately important is that the inspection is completed. The last thing you want is to purchase a home with no inspection and find issues such as foundation cracks that can prove to be costly.
