Market Update: January 2022 Snapshot
The Windsor-Essex County Association of REALTORS® released it’s statistics for the first month of 2022 and the Windsor-Essex real estate market is carrying over it’s momentum from 2021 as it continues to climb. For those working with a Windsor REALTOR® and viewing houses for sale in Windsor or just starting their search for Windsor homes for sale, the current market conditions can be what we call “brisk”. Inventory of Windsor homes moves quickly, and in hot areas, for example houses for sale in South Windsor, this is even more evident. Let’s take a look at the statistics for January 2022.
January 2022 saw the region top the $600,000 average sale price, $636,422 to be exact. Calling back to December 2021, the average sale price was just over $575,000, meaning the region saw a 10.66% increase in the average cost of a home. Comparing this back to January 2021, it is a 26.37% increase from $503,609.
In January 2022, the number of actual transactions actually dipped in comparison to January 2021, from 436 then to 416 this past month, a 4.59% decrease. Inventory is increasing however as this January saw 546 properties go up for sale versus 492 properties this month last year.
The association also says most homes sold were in the $420,000 to $$699,999 price range for the month and that market activity increased 10.98 per cent.
