Home Maintenance: Pool Closing Checklist


Summer has come and gone for the year for Windsor-Essex. The warm days have been replaced with cooler and crisp temperatures and leaves falling. We’ve talked about great pool options and pool maintenance tips over the summer, but as the temperatures dip overnight, that is one of the leading signs it is time to close your pool for the year. For buyers who purchased a Windsor home with a pool for the first time, this is a great checklist to your first pool closing season. If you are selling or thinking of selling, a proper pool closing is essential to protect a pivotal part of the home. When winter or spring buyers are searching for houses for sale in Windsor, they may be looking for a pool and you don’t want to offer damaged goods or pay out of pocket for what can be costly repairs. So check out the checklist below to ensure your pool is closed properly this winter.

  • Review and organize all of your winterizing equipment
    • This includes your winter cover, water bags, skimmer plugs and/or return jet plugs, winter closing chemicals and an air compressor or shop vac if you are blowing out your own lines
  • Prepare by removing accessories
    • This includes diving boards, slides, railings, stairs, etc.
  • Prepare and clean out filters, pumps, and lines
    • Drain all the water and blow out all connected lines. If you do not feel comfortable blowing out lines, get a professional to do it, this is one of the most important aspects of closing the pool. Cracked lines are expensive to fix, especially for in-ground pools
  • Heater
    • If equipped, be sure to empty and blow these lines out as well
  • Plug your skimmer hole (inground pools only) and jets
    • Make sure your plugs have thread tape to further ensure a good seal
  • Balance your water
    • Balancing the water before winterizing can save you costs on chemicals come spring if you lose your water
  • Install your pool cover
    • If using a snap-in, ensure it is securely fastened all the way around. If you have a walk-on, ensure it is properly tensioned
  • Clean and Store your equipment
    • Rinse and dry all equipment that is removed for winter. Ensure it is stored in a dry environment
