Jump Realty’s Broker of Record and Co-Owner Damon Winney had the opportunity to sit on three committees recently to discuss the housing market, specifically the Windsor housing market, as well as some CREA (Canadian Real Estate Association) issues.
He had the opportunity to sit down with the Windsor West Member of Parliament Brian Masse to discuss the EnerGuide labelling and energy auditing. He noted that while Canada is facing a housing crisis, we are also facing a climate crisis. It is also important to note that in order for Canada to reach its 2030 and 2050 climate goals, the carbon footprint of residential housing must be reduced. The key from our perspective is to ensure this is done in the right way and one of the best ways is for homeowners to get an energy audit to understand their carbon footprint. It uses EnerGuide labelling to not only understand their energy consumption, but more importantly how to improve energy efficiency. The proposed plan to require an audit at the time of sale is not feasible at the moment due to constraints such as prohibitive costs that could make sellers not list. More importantly, energy auditing has no consumer protection at the moment, there are no standards or regulations on those doing the work. Given these challenges, it is the belief that voluntary audits with strong incentives, and little to no costs, would be the best way to help reduce the carbon footprint of residential housing.
