Sellers Guide: How To Stage A Home
We talked in our last post about why you should stage your home. This time we’ll walk you through the process of actually staging your home and getting it ready to sell. It breaks down to two main areas. First is organizing your home. Once you are organized you can then update the aesthetics of your home. Doing this will help maximize how much you can get for your home and make sure the house shows as best as possible.
Let's start with organizing the home. When you are organizing there are three main goals. First is to de-personalize the home. Remove, put away, or hide any items that could distract potential buyers from envisioning the home as their own. Most common items to do this with would be toys, family photos, wedding albums, niche artwork, or anything else of personal connection in the home. Next is to clean the home. Ensure all surfaces are spotless, crisp, and blemish free. With a deep cleaning, even older appliances can look almost new and photograph and show much better than if it were left as is. A clean home always shows better and portrays the true value of the home. Last is to de-clutter. We have a saying here at Jump Realty. Clutter eats equity. Three simple words. Clutter can distract buyers from the home’s attractive features and make it appear that the home lacks sufficient storage space which can be a turnoff for buyers. Once you organize your home and have it looking spic and span you are ready to move onto step two.
The second part of getting your home ready to sell is updating your home aesthetics. A home that is aesthetically in the past can cause loses in value of the home. Starting with the furniture, it should be appropriately sized for the room. Too big, and the room looks small. Too small and the room feels empty or cold. The items need to match the room size and feel right. Paint colours are the next thing to consider. Colour tastes are highly personal. Not everyone will love your tangerine bathroom. Neutral colours are ideal for marketing a home because they provide a blank slate upon which a buyer can impart and visualize their own styles and design elements. Flooring is another part of the home to consider. Carpets should be deep cleaned or replaced. The cost of that will easily be made up in the added value to your home. If you have hardwood or ceramic surfaces, these should be free of major blemishes. A deep clean or refinishing will act the same as the carpet cleaning. Last is lighting. Open curtains and blinds to take advantage of natural sunlight. This type of light is often the best quality light a home can get. In darker areas, add supplemental lighting to illuminate them. You can also consider updating light fixtures if existing ones are out of date or dim.
