If you are getting ready to sell your home do not forget about the importance of professional photography. You may think this is an area where maybe you can save some money, after all the phone in our packet takes amazing photos right? Sure, for everyday pictures and while you are on the go. When it comes to selling your home, you need professional photos done. The first time most potential buyers will see your home is online. It is estimated that your online presence is how 87% of customers will see our home for the first time. Those initial photos are how they will immediately judge your home as one they wish to visit or not. Poorly done photos could end up costing you buyers and potentially thousands of dollars. In this post we will discuss some various do’s and don’ts when it comes to real estate photography.
Let’s start with the exterior. Do make sure the image is a clear shot that showcases the features of the home. Make sure exterior elements that could add value or feature the home well are highlighted. Moving to the interior, make sure that you highlight important rooms such as kitchens, living rooms, and finished basements. These photos again should be clear and really feature any of the elements of the space like countertops in a kitchen or space available in a living room. Do not have photos that are dim, pixelated, or limited in focus. Make sure the area is clear and clean with minimal amounts of clutter or personal items. Lastly is the backyard. If the backyard features amenities that would help sell the home, be sure to highlight these. Things like a pool, deck, or a social area add value to a home and potential buyers can picture themselves there. If the backyard is more standard still include a photo to illustrate the whole house. Do not limit what the photos feature. Do not zoom in on one aspect trying to ignore or distract from others. To finish we have some more general tips that apply to the whole home and not just one aspect. Try to photograph the home in sunny conditions. Natural light is often the best lighting to highlight all aspects of a home both indoors and outdoors. All photos should be in the same orientation. Do not mix landscape and portrait. Give a consistent point of view for the person looking at the photos. Lastly and most importantly hire a professional photographer.
