Sellers Guide: Can You Sell in the Winter ?
We discussed in a previous post why you should consider going against the typical decision to forgo the winter and instead spend this season looking for a home. One of the points talked about was the motivation of the seller. In this post we’ll look deeper into the selling side and talk about why selling in the winter season makes sense.
As Andrew MacLeod, a Jumper here with Jump Realty, explains, there are really three main reasons why selling in the winter season here in Windsor, Ontario can work.
His first reason is because of a lack of inventory. “Currently in Windsor there is a lack of listings on the market partly due to Covid-19 and also the fact that winter is here, yes winter” says MacLeod. He carried on, “With a massive amount of buyers this is increasing activity on almost all homes listed. In return creating a positive effect on sellers when it comes to dollars and the sale of their homes.” As he points out, even though there may be less buyers, there are still lots of buyers in our hot market, and that still makes it an attractive time to sell.
His second reason is to look at multiple offers. “Due to lack of listings which we've seen throughout the year, there has been an even bigger demand for housing in Windsor Essex County which has seen some properties receive close to 40 offers on properties towards the end of Nov 2020” MacLeod says. The market remains competitive and can be a good selling environment.
His third and last point is how difficult it can be to forecast the future. “As much as agents are expected to know where the market is going, we do not have a crystal ball. No one knows whether the market will continue to trend upwards or take a downward turn.” So what advice does MacLeod have? “ My advice at the moment is; if you were considering selling, now is the time to take advantage of the market sell now and move into your new home in the new year. You will be happy with the price you get for your home and get a new home in return. Creating a win-win situation.” Basically, strike while the iron is hot and in the Windsor-Essex area it remains that way.
